I expect a buyer's agent to have excel in three areas.
The first two come with experience and that's knowledge of the market/connections in that market and guidance on making and negotiating an offer. You can find many buyer's agents with this skill. But for me, the most important is responsiveness, especially in a market where things move fast. Deb was always extremely responsive, which was critical when we were considering two different properties. Her relationship with one of the selling agents allowed us to get a tip on a price drop before the public online sites even had time to put it up that day. This allowed us to make a more informed decision. She discussed things with us but never pushed. She also helped us in the final negotiation, which often can get a little sticky. On the day we closed, Deb even looked up and sent us the recorded deed even before our attorney had time to drive back to his office!
There are two things we look for in a realtor, one is being knowledgeable about the market and the other is responsiveness.
Deb personifies both of those qualities. She got us the answers we needed, guided us through the process and kept us informed- all in a timely fashion.

She was extremely helpful then and she was the first person I called when i needed to sell the house this spring. She came within two days of my calling her and had all the information needed to list the house in my time frame. She hired a professional photographer for the listing pictures (they looked amazing), knew the right listing price, and helped right away if I had a question. The house ended up selling in one week for significantly more than asking price. I would highly recommend her if you are looking to buy or sell. She knows her stuff. I would consider her to be not only my agent but now my friend.
